Boardwalk Realty Rental Information

It is Boardwalk Realty's highest goal to maintain a family atmosphere for the quiet enjoyment of our guests and neighbors. Only responsible adults over the age of 25 may register. No sororities, fraternities, school or civic groups are allowed. Absolutely NO HOUSE PARTIES or weddings will be allowed. Violations of the above are grounds for immediate eviction and forfeiture of rent and deposit. Identification must be furnished upon request.

Office Hours

Our office hours are Monday-Saturday 9:00 - 4:00 Central Time; we are closed on Sundays and will make arrangements with you in advance for arrivals & departures on those days. Office hours are subject to change during off season.

1. Check In - AFTER 2:00 pm on the date of your arrival. Occasionally, properties may require additional cleaning/maintenance between guests and check-in may be delayed.
2. Check Out - BEFORE 10:00 am on the date of your departure.


The rates published are the rates set by the owners of each of the individual houses. Boardwalk Realty acts solely as an agent of the owner and cannot negotiate prices. All reservations are subject to 11% lodging tax, $30 non-refundable reservation fee and $55-$200 (based on house size and linens) non-refundable cleaning fee. Unless otherwise noted, the rental seasons for 2016 are:

January 1 - March 18, 2016
Spring - March 19 - May 20, 2016
Summer - May 21 - August 5, 2016
Summer Special - August 6 - September 9, 2016
Fall - September 10 - November 25, 2016
Winter - November 26 - December 31, 2016
2016/2017 Snowbird Program properties are available on a monthly basis from October 1 to the last Saturday in March. Individual properties may have additional restrictions on participating months, arrival and departure dates and total number of consecutive months available.


During the summer seasons, our vacation rentals rent from Saturday to Saturday only. During fall, winter and spring some units are available for periods less than one week with a 3 night minimum stay. Reservations may be made by phone (Toll Free 1-877-861-3992) or in person at our office. All homes require a reservation deposit, ranging from $200.00 to $500.00 that is due within 10 days of making your reservation. If your deposit is not received within 10 days, your reservation will be cancelled without notice. A rental confirmation will be mailed to you upon receipt of your deposit. Because you are responsible for the accuracy of your dates and unit, please carefully check your confirmation and call 1-877-861-3992 immediately if any corrections are necessary.

Damage Deposit

Your reservation deposit automatically converts to a damage deposit at check-in. If a deposit is not received within 10 days, the reservation will be canceled without notice. This deposit is placed in an escrow account and DOES NOT APPLY TO THE RENT. Our check for your full deposit will be mailed to you approximately 21 days after your departure, provided there is no damage, the unit is left in tidy broom swept condition, the kitchen is clean and all dishes have been cleaned and neatly put away, all trash is removed and placed in the proper outside container. Excessive cleaning after departure will be considered damage.

Advance Rental Payment

Many Summer season rentals require an advance rental payment equal to 1/2 of the rent be made at least 60 days prior to arrival. The remaining balance is due at check in. If reservations are made in a unit requiring advance payment with less than 60 days to arrival, payment equal to 1/2 of the rent must be made at the time of reservation.


We ask our guests to report any breakage or damage to our office at 877-861-3992 upon occurrence and to settle the matter before departure. Inspection crews carefully check properties and you will be held responsible for damage beyond normal wear and tear.

Rental Unit Capacity

The total number of persons allowed in the property at any one time is restricted to the stated limit for each property. Surpassing the stated limit will result in the forfeiture of deposit and rent, and you will be asked to vacate the premises. In addition, the number of vehicles parked at rental unit should not be excessive. Please note that rental unit capacity maximum includes any guests or visitors.

Tentative Reservations

During your vacation you may make reservations for next year. Any reservation made for the following year is a tentative reservation and is subject to rental rate and availability change. No time periods or rental units are automatically reserved for repeating guests; you must notify our office of your intent to reserve for the following year in order to ensure a reservation is made for you.

Cancellations and Changes

For rentals occurring during summer seasons, if it is necessary to cancel reservations or change unit/dates a full refund will be made, less $30 for expenses, if the reservation is cancelled/changed more than 60 days prior to the arrival date. If the cancellation/change is made with less than 60 days prior to the rental a full refund will be made, less $30, provided we can re-rent the house for the same time period and rate. If the unit cannot be re-rented the deposit and any required advance rental payment will be forfeited to the unit owner.

For rentals occurring during winter, spring & fall season, if it is necessary to cancel reservations or change unit/dates a full refund will be made, less $30 for expenses, if cancelled/changed more than 30 days prior to the arrival date. If the cancellation/change is made less than 30 days prior to the rental a full refund will be made, less $30, provided we can re-rent the house for the same time period and rate. If the unit cannot be re-rented the deposit will be forfeited to the unit owner.

Cancellations, late arrivals or early departures due to inclement weather do not warrant any refund of rent or deposit. There are no exceptions to the cancellation/change policy due to personal circumstances. Please note that no refunds or discounts are given for power outages or mechanical failures of household appliances, Wi-Fi or utilities featured. Boardwalk Realty will make every effort in repairing or replacing such items.

Hurricane Policy

If we are put under a hurricane warning and authorities issue a "Mandatory Evacuation" order for Dauphin Island, we will prorate your rent and credit you for the number of nights you could not occupy the unit. The money will be refunded along with your security deposit as soon as it is possible considering the conditions. In the case of a "Voluntary Evacuation" it will be your discretion to leave. No refunds will be given in the case of a voluntary evacuation. Boardwalk Realty does not sell Travel Insurance, but we do encourage interested guests to purchase Travel Insurance tailored to your personal needs with the Travel Insurance company of your choice. Full payment of the rent, taxes and applicable fees is due upon arrival. For rental payment we accept cash, personal checks, traveler's checks, certified checks, MasterCard and Visa. In addition, we now accept American Express and Discover cards, however, a 3% convenience fee will be added to any American Express or Discover charge. Please note, beginning in 2014 all reservations paid by credit card will be subject to a convenience charge.


Upon departure, please dispose of all trash in proper outside containers, leave kitchen items clean and returned to their proper place, lock all doors and windows, remake the beds and generally leave the unit in tidy, broom swept condition, then please return the keys to our office.


All rental properties are privately owned and Boardwalk Realty has a contractual relationship with property owners who employ us to act as their agents. We treat all parties (owners & guests) honestly, fairly and in good faith.

Changes and Property Substitution

Rates, descriptions (including bed sizes), furnishings, amenities (including Wi-Fi, pools, hot tubs, etc.) and availability are subject to change WITHOUT NOTICE. No refunds will be issued for changes made by individual property owners or unavailable amenities.

Substitution of comparable properties may be made without notice or liability, should the property you reserved become unavailable for rent. You may choose comparable available property at the published rate or receive a refund of your reservation deposit and any additional prepaid funds (excluding processing fee).


All properties are privately owned. Decor, style, colors and inventories will vary. Furnishings are subject to change without notice. Some internet photos may differ due to owner updates or changes.

Our units include air conditioning, dishes, cups, and flatware for the number of occupants allowed, basic cookware, simple pillows, bedspreads, cable TV, coffee pot, microwave and toaster. Telephone for local, collect and credit card calls only, is available in most units, ask your reservation agent for details. For your convenience upon arrival each bath has an initial roll of toilet tissue, a small individually wrapped bar of bath soap and liners for all indoor trash cans; you will need to bring additional supplies of tissue, soaps (bath, laundry and dish) and trash bags to use throughout the duration of your stay. The unit owner may furnish other amenities. Please do not move furnishings or kitchen items to another unit.

Many of our rental properties do not provide linens (bed sheets, bath towels). If linens are provided in the rental unit, it will be noted in the rental unit's description. For guests who prefer not to bring sheets and towels, we do offer a linen delivery service. You may order linens and towels for $12 per guest for the duration of your stay. Please order linens at the time your reservation is made.


Though we are all pet lovers, no pets are allowed in the rentals we manage, unless they have "Pet Friendly" in their description. Additional charges and requirements apply to pet friendly reservations. Pets must be reported at time reservation is made, including the total number of pets, breed, color and weight of pet. All pets must be on a flea, tick and heartworm prevention program and current on all vaccinations. The Town of Dauphin Island leash law requires pets to be on leash and properly secured when out of doors and that pet waste from rental property yard, beaches and public areas must be picked up and disposed of. Non-refundable pet fees vary by rental unit.


No smoking is allowed inside any Boardwalk vacation rental property. Evidence of smoking in any property will result in forfeiture of deposit. Additional fees may be charged as a result of any damage caused due to smoking.


We make every effort to keep each unit and its equipment in good working order. In the case of a breakdown, we will strive to repair it as soon as possible after we are notified of the problem. Notification should be made as soon as possible. No refund or adjustment will be made for mechanical failures. We reserve the right to enter any unit at any time for inspection or maintenance purposes.


A maximum of two sets of rental unit keys will be provided for your rental unit. Keys will be provided when you check -in at our office after 2pm on the day of your arrival. Keys must be returned to our office at departure. Late arrivals should contact our office during office hours for late arrival instructions. If you become locked out of your unit after office hours, a $25.00 service charge will be deducted from your deposit. There is a minimum $25.00 charge for lost keys. In the event the lost key is a specialty key or the unit must be re-keyed, additional charges will apply.


To aid in choosing the perfect rental property for your stay, it helps to understand the layout of the Island. Dauphin Island is located roughly 3 miles off the mainland, and is reached from the north by Hwy 193 via the Dauphin Island Bridge. An automobile ferry runs a route from the Island's Eastern end to Hwy 180 leading to Fort Morgan and Gulf Shores, Alabama. The inhabited area of the Island is around 7 miles long and 1.75 miles wide along the Eastern end narrowing significantly on the Western end. The Island is divided lengthwise by Bienville Blvd which runs from the Eastern end to the Western end. With some exceptions, streets on the Island are generally located in alphabetical order, with side streets on the East end starting with the letter A (Albright) moving towards the West, ending in W (Westward Ho). The most notable exceptions to this rule are the west end streets Bridgeview Drive (located off of Sehoy Court) and Island Shores Drive (located off of St. Stephens Court). The following terms are used by Boardwalk Realty to help describe the location of each rental property:

Gulf Beachfront - rental properties are located directly on the beach of the Gulf of Mexico, and are south of Bienville Blvd. There are no homes in-between a Gulf Beachfront home and the beach. The rental property can be situated anywhere from 100 feet from the water's edge to less than 10 feet from the water's edge. Surf conditions, tides and weather patterns can affect the width of the beach in any waterfront location on the Island and distances to the water's edge are subject to change.

Gulf Beachside - rental properties are located on the beachside or south side of Bienville Boulevard. A Beachside rental property can be as little as 100 feet from the beach but up to 800 feet from the beach. Beachside rental properties will usually have other homes located between the rental property and the beach. Beachside renters can access the Gulf Beachfront from approved Town easements.

Bayfront - rental properties are located on the North shore of the Island along the Mississippi Sound/Mobile Bay. Many will have a yard with sea oats, natural coastal grasses and a narrow beach. The waters along the Bayfront beaches are usually calmer and shallower than the Gulf beach. Bayfront renters can also access the Gulf Beachfront from approved Town easements.

Bayside - rental properties are non-waterfront and situated on the north side of Bienville Boulevard. Bayside renters can also access the Gulf Beachfront from approved Town easements.

Waterfront with Boat Dock, Seawall, or Canal - rental properties are located on the Bayfront, Mississippi Sound or Canal. They may have a seawall and/or boat dock. Additional details specific to the location will be in the properties individual description. Renters can also access the Gulf Beachfront from approved Town easements.
